Minutes of the Meeting of Trustees

September 12, 2011

 

Attending:  Dean DiCarlo, Karen Feth, George Gates, Ray Jirousek, Doug Mory, Joe Verderber, Lynne Woodman

 

President Joe Verderber called the meeting to order at 6:08 PM at the home of Lynne Woodman.

 

Exterior staining and painting.  All the houses including doors have been stained, but an invoice for the 10% due on completion of the doors has not been received.  Some doors remain to be done from prior years (Isroff and Welty from 2010 and Scherba from 2008).  We are pursuing completion of those projects.

 

Treasurer’s Report.  Treasurer Ray Jirousek reported that we have $135,684.00 in the treasury, most of it in CDs that mature in March of next year.  We have no outstanding unpaid bills.

 

Gutter cleaning.  We will have two fall cleanings, one roughly halfway through the leaf season and one at the end. (Approximately Nov 1 and Dec 1.)

 

President’s report.  Jim and Carol Garanich are new GNHA homeowners at 3528 Thistle Court.  He works for FirstEnergy, and the family will reportedly join him at the close of the school year.

 

Insurance.  To clarify what our GNHA insurance covers, Joe Verderber has asked Bill Koptis to review the policy and clearly explain it to us.  Joe has also asked that he make suggestions for changes if he feels they are merited

 

Mulch.  Naturescape has reported to Ray Jirousek that there is too much mulch on the beds near his house where the new trees were planted, and that the mulch is too close to the tree trunks.  The combination stilts growth of the trees. To confirm this, Joe Verderber asked Turfscape to inspect and review the mulch in that area and throughout the neighborhood.  Turfscape did so, and recommends that the mulch beds be cultivated and fertilized next year rather than having new mulch added.  This combination should cost no more than approximately $4300 as compared to $14,700 for a full mulch.

 

Snow Removal.  George Gates reports that we are entering the third and last year of our current snow removal contract with Turfscape.  He suggests that we plan for and schedule contract renewal negotiations with Turfscape.  George will take the lead on arranging dates when it would be convenient for us to have such discussions, and then attempt to schedule them with Turfscape.

Financial reserves.  Review of the budget YTD and projections for the remainder of the year show that we anticipate no budget issues.  We have sufficient reserves now and, even if there is a severe early winter, we expect to maintain sufficient reserves next year.  There is no apparent need for any change in dues for the coming year.

 

Pest control.  The fall pest application has been completed.

 

The next Trustees meeting will be on Monday, January 9 at 6:00 PM at the Gates home.
